Building The Amenities Is The Easy Part.

Most amenity space is designed to attract, but over time, it never gets used. We design it, build it, and then program what happens inside it. We believe those should never be separate problems.

TWO WAYS IN

New development: We come in during pre-development, while program mix, adjacency and circulation are still decisions rather than renovations. The cheapest moment to build return into a place is before the concrete gets poured.

Existing assets: You’re operational,and your space photographs well — but no one uses it. We find out why, design the fix, build it, and program it — on a live asset, without taking your building offline. Most of these fixes can be solved in months, not years. The result is measurable immediately.

WHAT WE TAKE ON

01  ·  Define

What is this place currently designed to do — and what is it not? We test the plan, the program mix, and the assumptions your model is underwritten on about who shows up and how often. You get a written read of where connection will form, where it will quietly die, and what each fix costs at your current stage.

02  ·  Design

Thresholds, sight lines, adjacency, the gradient from public to private, and the details that decide whether anyone lingers. Drawings, specifications, materials and FF&E — issued in a form your architect and your contractor can build from.

03  ·  Build

We deliver the fit-out. Fabrication, millwork, finishes, lighting, furniture, signage and installation etc. We coordinate and manage the GC & trades while holding them to the highest standard. New build or retrofit.

04  ·  Run

The programming that moves through all of it — daily, weekly, seasonally. From brand partnerships and experiences, programming calendars, budgets and execution standards, we handle it all while integrating your team for a smooth hand-off.

PROOF

HGTV came to us for a temporary build inside an existing footprint at CMA Fest — a space to dress for four days and hand back. We proposed the opposite. Don't rent, instead, let’s build something you own.

So we built a lodge out of cedar and steel, with a front porch and a built-in stage. Modular enough to ship and re-construct, durable enough to hold up in a field or parking lot for years, and distinct enough that it could last for decades.

The capex was paid once. Every year after, the budget went to programming instead of rebuilding. It ran seven years at CMA Fest and traveled to Glendale as a named stage at the Super Bowl. By the end, it was not something HGTV did at CMA Fest — it was the most in-demand brand destination at the festival.
